There is a planning application for the redevelopment of The Priory, the building at 37 Canaan Lane which is currently used as offices by the Ark Housing Association.  Its entrance is on Canaan Lane between the new Canaan Lane Primary School and the Royal Blind School, in front of St Peter’s Primary School.

The proposal is to redevelop the building to create eight residential apartments, and also to build three new townhouses on the site. The documents and drawings describing the proposals are available on the Council’s planning portal at 23/05892/FUL. These documents include this Design Statement, which has these images of the planned finished site.  There is an accompanying application 23/05886/CON, for the demolition of part of the office building, which requires authorisation because this is in a conservation area.

The planning application is open for comments from the public until 24 November 2023.

The Grange Association has submitted this objection.

The application was granted on 11 October 2024, with amendments requiring contributions to local education infrastructure:

“Education – Based on 7 flats and 3 houses.

Primary School Infrastructure – The per unit infrastructure contribution for additional
primary school capacity is £6,144 per flat and £16,855 per house. The application is
required to contribute £93,573 towards primary infrastructure.

The per unit infrastructure contribution for additional secondary school capacity is
£4,914 per flat and £17,267 per house. The application is required to contribute
        £86,199″

Other amendments relate to requirements for surveys for contaminated ground, a landscaping plan, and a programme of archaeological work.
